Decision Description
1. The development hereby permitted shall begin not later than three years from the date of this decision.
2. All stonework, including lintels, sills and quoins shall be natural stone, being faced, laid and pointed to match the existing.
3. The external doors and window frames shall be of timber construction.
4. All window and door frames shall have a white finish in paint or white opaque stain and shall be permanently so maintained.
5. All new door and window frames shall be recessed from the external face of the wall a minimum of 75mm.
6. The roof shall be clad with Staffordshire blue plain tiles to match those on the roof of the main dwelling house.
7. The roof verges shall be flush cement pointed, with no barge boards or protecting timber work.
8. The roof light shall not exceed the size shown on the submitted plans and shall be of the Conservation type to be fitted flush with the roofslope.
9. The rainwater goods shall be either timber or cast metal, painted black. The gutters shall be fixed directly to the stonework with brackets or without the use of fascia boards. There shall be no projecting or exposed rafters.
10. All pipework, other than rainwater goods, shall be completely internal within the building.
11. Notwithstanding the details shown in the application plans, the development shall not commence until revised details of window frames to match those existing on the front elevation of the dwelling have been submitted to and approved in writing by the local planning authority. The development shall thereafter be carried out in accordance with the approved details.
